Vuelo Investments Expands Portfolio with 160 W. Mountain Ave Acquisition

FORT COLLINS, Colo. (September 19, 2025) — An investment group managed by Northern Colorado–based Vuelo Investments is excited to announce the acquisition of the historic William S. Hill Building, located at 160 W. Mountain Avenue in downtown Fort Collins. The sellers were the Hill family, whose family ownership of the corner building spans four generations totaling more than a century. Ensuring the project continues to honor the site’s heritage.
The building totals 13,724 square feet and was originally constructed between 1906 and 1908. Over its long history, the Hill Building has housed hardware companies, the multi-generational Hill & Hill law firm, and other downtown institutions. The property sits at the highly visible intersection of Mountain Avenue and Mason Street, adjacent to the Civic Center parking garage and steps from some of Old Town’s most popular dining and retail destinations.
Construction plans call for a complete revitalization of the building. While honoring the sites heritage, plans include restoring architectural elements, new windows and lighting, updated façades, and the addition of outdoor patio space. The project is expected to be completed by summer 2026.
Two tenants have already been secured and will anchor the redevelopment. Exciting new concepts that will bring fresh energy and dining options to the Mountain Avenue corridor. Waypoint Real Estate is handling leasing efforts and is actively marketing the remaining ground-level opportunities, which include 1–2 prime storefronts with patio space for retail or restaurant tenants seeking a presence in downtown Fort Collins’ most vibrant corridor.
